Job Description:
Air Management and Design LLC is a privately-held, full-service commercial HVAC service and design company with offices in Wilmington, DE. We are currently looking for a HVAC Technician to be based in Wilmington, DE. PRIMARY FUNCTION: The HVAC Technician is responsible for the physical operations of the building(s). He will provide direction to and implement the maintenance for efficient mechanical operations, will aid in the implementation of preventative maintenance programs to ensure preservation and upkeep of the building and equipment, and undertake actual repairs. He is responsible for maintaining good tenant relations. DUTIES AND RESPONSIBILITIES: The HVAC Technician’s duties and responsibilities are mechanically oriented, but include certain functions: 1. Acts as consultant to Service Manager: a. Provides advice and guidance in relation to mechanical problems and situations. b. Reviews of building operations and procedures. c. Provides written evaluation reports and recommendations. 2. Reviews tenant alterations: a. Identifies potential heat and air conditioning problems and other environmental conditions. b. Recommend proper ventilations, correct equipment, and required electrical loads. 3. Must be familiar with building equipment such as: a. Equipment statistics – type, size, manufacturer, etc. b. Maintenance Records – inspections, repairs, preventive maintenance schedules, etc. c. Equipment Inventories – electrical and mechanical d. Equipment History Records – failures, written reports e. Inspection Schedules – plant and equipment SKILLS AND REQUIREMENTS: • Must be self-motivated. • Must be available for after hours emergency maintenance as needed or required. • Must possess the ability to lift 100 pounds. • Must be able to work in a fast paced environment with demonstrated ability to handle and prioritized multiple tasks and demands. • Must be able to work independently and posses strong leadership and decision making skills. • Must be able to effectively interact and communicate with individuals at levels of an organization, tenants and subcontractors. • Must have basic hand tools. EDUCATION AND EXPERIENCE: • Minimum 5 years’ experience is required – preferably commercial experience. • Must have EPA certification. • High school degree or equivalent is required. • Valid driver’s license and clean driving record
