Job Description:
Purpose Maintain heating/air conditioning systems, identify repair and, or replacement needs, provide necessary information on the proper uses of the equipment, and assist other skilled trades as required. Repair and maintain refrigeration, HVAC, heating and ventilation equipment to ensure customer needs are met efficiently and accurately. The Lead Technician is responsible for the repair and overhaul of heating and ventilation, HVAC and refrigeration equipment. The ideal candidate should have advanced knowledge of oil systems, controls (solid state and safety) and mechanical sub-cooling. Candidates should have advanced knowledge of head pressure controls for energy reduction, EMS systems, refrigeration rack systems, glycol and CO2 systems, defrost diagnosis and single compressor/rack systems startup. The Lead Technician position requires exceptional leadership ability and will assist the District Manager in the day to day operations of the service territory. This position requires being available to run emergency calls in a weekly call rotation night time, weekends, and holidays. Essential Duties • Perform all of the previously mentioned items from the Maintenance Helper, Maintenance Apprentice, Maintenance Mechanic, Service Apprentice , and Service Technician positions • Use advanced understanding of refrigerant flow within system and advanced isolation techniques on all systems to perform maintenance and repairs o This should include all equipment including receivers, condensers, and oil systems • Use advanced understanding of electricity, wiring, and control circuits (all equipment) to perform maintenance and repairs • Use advanced understanding of EMS (CPC, COMTROL, NOVAR, DANFOSS) to perform maintenance and repairs • Use advanced knowledge of the principles of supermarket psychrometrics and its effect on refrigerated fixtures to properly troubleshoot issues • Assist District Manager in leading, directing, and training maintenance and service technicians within area • Assist coordinating maintenance schedule and small project work with District Manager • Assist District Manager with parts so when they arrive they are put on in a timely manner • Work with District Manager to help technicians in area who need assistance in the field during the workday, after hours, and on the weekend • Able to run the service territory when District Manager is not there, or is on vacation • Ability to promote teamwork within service team, set goals, coach and train to foster peak performance • Assist with forecasting manpower needs and assist management in preparing schedule • Meet with customer field coordinators when the District Manager is not able to • Keep area District Manger informed with all problems/issues/items within area • Assist in monitoring area call levels and coordinate daytime call activities if needed • Keep track of call backs and resolve them before area District Manager has to get involved • Assist District Manager with keeping track of held invoices, or pending mobile invoices • Be available to assist on minor construction related issues with your stores • Be prompt and dependable with good punctuality and show fairness to all • Maintain a positive attitude toward customers, team members, and the job itself • Diagnose and troubleshoot complex calls and provide estimates of repair costs • Resolve and promote customer satisfaction by meeting and communicating with store personnel • Provide customers with technical guidance and support, provide explanation of repairs and act as the first step to resolve customer disputes. • Responsible for results of Energy Commissions and compliances • Perform job to the best ability to assist in area profitability • Install heating/air conditioning/refrigeration equipment and systems for the purposes of providing comfort inside facilities • Service commercial refrigeration equipment and systems to include walk-in coolers, freezers, small self-contained equipment, reach-ins, etc. o Including identifying repairs and, or replacement needs o Providing necessary information on the proper uses of the equipment • Inspect systems and their components (e.g. air conditioning, heating and refrigeration units, etc.) to ensure safety and identify necessary repairs and provide an ongoing program of preventive maintenance • Learn and move ahead with company provided training and maintain at least Type I and II EPA licenses • Diagnose problems and, or failures in heating/air conditioning/refrigeration systems to identify equipment and, or systems repair and replacement needs • Perform routine and preventive maintenance as needed and, or assigned for the purpose of ensuring the ongoing functioning of HVAC and refrigeration systems • Clean air conditioning units (e.g. coils, condensation pans, drain lines, etc.) to ensure units are operating correctly • Prepare documentation (e.g. records of refrigerants, paperwork, logs, time and materials, specifications, etc.) providing written support in compliance with regulations and, or conveying information • Repair various items, systems, and, or components to ensure those items are available and in safe working condition • Request equipment and supplies for the purpose of maintaining inventory and ensuring availability of required items to complete the necessary installation/repair/cleaning • Coordinate with administration and other trades for the purpose of completing projects/work orders efficiently, while providing proper information for parts ordering • Maintain tools and, or equipment to ensure the safe working order of the equipment • Respond to emergency situations during, or after hours for the purposes of resolving immediate safety concerns and/or major refrigeration issues • Perform basic math including calculations using fractions, percentages, and, or ratios • Satisfactorily perform the functions of the job, which include: indoor air monitoring equipment, standards for design and construction, air condition and heating codes, and hazards and safety precautions • Process service calls, work-orders, maintenance calls, etc. using provided mobile technology and MS Office applications • Safely operate company vehicle, maintain its appearance inside and out, have it serviced for scheduled maintenance, or repairs, and maintain and update an orderly parts inventory • Efficiently read, understand, and apply: refrigeration, electrical and plumbing blueprints, schematics, and flow charts during repair process and follow safety rules, operating and maintenance instructions, and procedures manuals Job Requirements •
