Job Description:
HVAC or Plumbing Project Manager Job description: Southeastern is a 57 year old, family owned and operated business and provides a close knit office environment in uptown Charlotte, NC. Our metropolitan area is one of the fastest growing areas in the country. We have a rock solid reputation in the Plumbing and HVAC industry and we are seeking to expand our operations. We have a vast amount of mechanical experience in our office staff and we are seeking to reinforce our reputation by hiring a qualified and experienced HVAC Project Manager and Plumbing PM. Pay Based on Experience up to 70k per year salary. We offer Health Insurance, Company Truck, Cell Phone reimbursement, 401k Retirement plan, Paid Time Off, Holiday pay, and a Great working environment. * This candidate should be thoroughly familiar with commercial and Industrial HVAC or Plumbing codes. This PM must understand the correct way to install mechanical systems and the desired sequences to obtain a successful project. * This candidate should be thoroughly familiar with commercial and Industrial HVAC or Plumbing and applicable codes. This PM must understand the correct way to install mechanical systems and the desired sequences to obtain a successful project. * The successful candidate will spend approximately 20-40% of their time on (multiple) job sites working with our foreman/mechanics to assure the jobs are being done properly, on schedule, and working out details with the GC. • Responsible for actively participating in the project turnover meeting with the estimator; including a detailed review of the estimate, vendor proposals, schedules, subcontractors, other job particulars, etc. At this point, the job is passed to the PM. • Review and clarify the mechanical plans prior to giving to the mechanics. Plans should have job specific notes, written in red on the plans and maintained at the office at all times. A copy of this plan shall be thoroughly reviewed with and given to the mechanic prior to sending him to the job site. A copy of the reviewed submittals shall accompany the plans. • Prepare and submit: submittals, budget estimates, invoices, progress reports, and cost-to-complete reports. • Check and approve field employee job cost sheets. • Be physically able to climb stairs and ladders to verify installations. • Manage, coordinate, and control all construction field activities to complete the projects according to the plans, specifications, budget, and schedule. Always act in the best interests of Southeastern Plumbing, Heating and AC Inc. • Collaborate with and schedule the trades and outside service providers to prepare a field c construction schedule that optimizes productivity and customer satisfaction. • Attend GC/Owner job site meetings to stay abreast of the needs of the project and to express our own concerns and needs. • Monitor progress of the work and provide regular schedule updates to the GC/Owner. • Be proactive and take action to prevent schedule delays and cost overruns. • Work in concert with the outside service providers to encourage peak performance. • Maintain a working knowledge of HVAC and refrigeration or Plumbing construction standards plus regulatory requirements for construction and safety. Enforce adherence in the field. • Collaborate with subcontractors, customers’ representatives, and the Engineer to resolve all technical issues in the field. • Be fully knowledgeable of the scope of the contracts and specifications and ensure all work meets those requirements. • Coordinate inspections and closeout of project phases. Verify and submit “As Built” plans/documents. • Manage mobilization and demobilization of projects. • Promptly submit the required documentation to protect the company and the customer. Provide timely and complete field information to the GC/Owner or others that need this information. • Notify the GC/Owner when additional work outside the scope of the contracts is identified in the field. Provide the field support needed to compile change orders. Do not proceed with any additional work without a signed and approved Change Order from the GC’s PM or up line. • Comply with all applicable laws, regulations, company policies and procedures. • You are ultimately responsible for the successful beginning and completion of each project. You will have support from others within our organization, but the final success of the project will be how well you perform and how you engage others. • All other duties as assigned. PERFORMANCE EXPECTATIONS • Projects were completed within budget, on schedule and according to plans and specifications. • Cost overruns or delays were averted or mitigated. • Outside service providers received the support and direction they needed to optimize results. • The field information and technical support provided by the lead mechanic maximized productivity and profitability. • Customer satisfaction is the goal and a top priority. • All work passed inspection without additional cost or delay. • All work meets Southeastern’s and customer’s quality requirements. • Regulatory representatives’ satisfaction is excellent. • There were no avoidable penalties, citations or fines. • All field documents, records, and reports were accurate, submitted on time, legible, and error free. • Company profit was optimized through interdepartmental support and cooperation. • The reputation of Southeastern Plumbing and Heating has been enhanced by the performance of the Project Manager. Desired Skills and Experience • Bachelor's degree in Construction, Mechanical, Electrical Engineering, Construction Management paired with a minimum of (7) seven years direct project management experience in the Commercial/Industrial Construction Industry. • Proficient in Project Management software systems. • Strong user capabilities in MS Office (email, excel, word), Adobe, and basic Windows environment. • Demonstrated verbal and written communication skills. • Able to travel. Very Light Travel is normal but will vary on project assignment.
