Job Description:
HVAC Project Manager: Job description • Responsible for actively participating in the project turnover meeting with the estimator; including a detailed review of the estimate, vendor proposals, schedules, subcontractors, other job particulars, etc. At this point, the job is passed to the PM. • Review and clarify the mechanical plans prior to giving to the mechanics. Plans should have job specific notes, written in red on the plans and maintained at the office at all times. A copy of this plan shall be thoroughly reviewed with and given to the mechanic prior to sending him to the job site. A copy of the reviewed submittals shall accompany the plans. • Prepare and submit: submittals, budget estimates, invoices, progress reports, and cost-to- complete reports. • Manage, coordinate, and control all construction field activities to complete the projects according to the plans, specifications, budget, and schedule. Always act in the best interests of Southeastern Plumbing, Heating and AC Inc. • Work with our lead mechanic to resolve field issues and coordinate our field efforts. This includes coordinating deliveries. Approximately 30% of your time should be on job sites. • Collaborate with and schedule the trades and outside service providers to prepare a field construction schedule that optimizes productivity and customer satisfaction. • Attend GC/Owner job site meetings to stay abreast of the needs of the project and to express our own concerns and needs. • Monitor progress of the work and provide regular schedule updates to the GC/Owner. • Be proactive and take action to prevent schedule delays and cost overruns. • Work in concert with the outside service providers to encourage peak performance. • Maintain a working knowledge of HVAC and refrigeration construction standards plus regulatory requirements for construction and safety. Enforce adherence in the field. • Collaborate with subcontractors, customers’ representatives, and the Engineer to resolve all technical issues in the field. • Be fully knowledgeable of the scope of the contracts and specifications and ensure all work meets those requirements. • Coordinate inspections and closeout of project phases. Verify and submit “As Built” plans/documents. • Manage mobilization and demobilization of projects. • Promptly submit the required documentation to protect the company and the customer. Provide timely and complete field information to the GC/Owner or others that need this information. • Notify the GC/Owner when additional work outside the scope of the contracts is identified in the field. Provide the field support needed to compile change orders. • Comply with all applicable laws, regulations, company policies and procedures. • You are ultimately responsible for the successful beginning and completion of each project. You will have support from others within our organization, but the final success of the project will be how well you perform and how you engage others. • All other duties as assigned. PERFORMANCE EXPECTATIONS • Projects were completed within budget, on schedule and according to plans and specifications. • Cost overruns or delays were averted or mitigated. • Outside service providers received the support and direction they needed to optimize results. • The field information and technical support provided by the lead mechanic maximized productivity and profitability. • Customer satisfaction is the goal and a top priority. • All work passed inspection without additional cost or delay. • All work meets Southeastern’s and customer’s quality requirements. • Regulatory representatives’ satisfaction is excellent. • There were no avoidable penalties, citations or fines. • All field documents, records, and reports were accurate, submitted on time, legible, and error free. • Company profit was optimized through interdepartmental support and cooperation. • The reputation of Southeastern Plumbing and Heating has been enhanced by the performance of the Project Manager. Desired Skills and Experience • Bachelor's degree in Construction, Mechanical, Electrical Engineering, Construction Management paired with a minimum of (7) seven years direct project management experience in the Commercial Building Construction Industry. • Proficient in Project Management software and financial accounting systems. • Strong technical capabilities in MS Office (excel, word), Adobe, and basic Windows environment. • Demonstrated verbal and written communication skills. • Able to travel. Travel will vary on project assignment. Rarely requires more than one overnight stay per month.
