Job Description:
SUMMARY: The HVAC Engineer III is responsible for the daily operation of critical South Coast Plaza systems including HVAC, Electrical, Plumbing, and Fire Life Safety. This individual will promote a professional and safety-oriented environment while maintaining high standards, providing excellent customer service, and effectively communicating and coordinating with other SCP departments. ESSENTIAL DUTIES AND RESPONSIBILITES: include but are not limited to: • Foster a strong safety culture amongst the engineering team, ensuring that all work is carried out in compliance with SCP and OSHA safety standards. • Demonstrate strong communication skills. Must be able to effectively coordinate maintenance activities with other SCP departments, while keeping both the team and management informed and involved. • Actively assist in the technical training of members of the engineering team. • Conduct regular inspections and maintenance of critical building infrastructure including HVAC, electrical distribution, structural, and Fire Life Safety. • Ensure that maintenance and repair projects are commenced and completed on schedule and on budget. • Shall promptly respond to service requests, dispatching appropriate staff and contractors in a timely manner. • Estimate HVAC and other mechanical project work, ensuring scope, plans, materials, and workmanship follow applicable standards and requirements. • Coordinate maintenance and repair activity with third-party vendors, ensuring these vendors maintain SCP standards. • Take initiative in analyzing a situation and be able to make frequent technical decisions based on specifications, safety, and applicable codes and standards. • Maintain infrastructure and compliance documentation for the building, including up-to-date building drawings and single-lines documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law • Assist in the development and implementation of preventative maintenance programs and maintain effective building specific maintenance and safety procedure manuals. • Assist in solicitation, specification, acquisition, and implementation of new maintenance/repair/service contracts. • Maintain clean work areas, machines, tools, and equipment. QUALIFICATIONS: • Certificates and Licenses: EPA 608 Universal certification required. Additional certification in three or more of the following preferred: HVAC, electrical, mechanical, steam and/or refrigeration systems, process controls, power transmission or plumbing. Certification/licenses as may be required by local and state jurisdictions. • Education and Experience: Associate's degree or equivalent from a two-year college or technical school; and five years related experience and/or training; or equivalent combination of education and experience. • Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
